Examples of second units: basement apartment, second floor apartment, garage suite, coach house.

New policies and regulations for Second Units were approved by City Council on Monday, April 1, 2019, and are in effect as of May 2019.

As required by the Province, Second Units will be permitted in single detached, semi-detached and townhouse dwellings, in both urban and rural areas.

Second Units can be built as an apartment within a house (like a basement apartment), as part of an accessory building to the main house (like a garage suite), or as a standalone accessory building (like a coach house).

All new Second Units will require a Building Permit from the City’s Building Division prior to construction.

The final report to City Council containing the recommended policies and regulations is available below. Please contact the City of Sault Ste. Marie Planning Division or Building Division for any questions regarding Second Units in Sault Ste. Marie.
